Beacon Economics

Housing, Land Use, and Real Estate Advisory

We help our clients understand on the ground realities and drive their planning and projects forward

Beacon Economics produces insightful and actionable housing, land use, and real estate market analysis.

Our team includes PhD economists, urban planners, and public policy experts who, together, bring an interdisciplinary, problem-solving approach to complicated land use, real estate, and development issues.

We partner with investors, developers, city and county governments, local and regional housing authorities, and advocacy and nonprofits groups to advance strategic solutions to community housing and commercial real estate challenges.

We define existing conditions.

Our robust analysis of existing economic, demographic, housing, land use, and environmental conditions gives our clients a deep understanding of a community’s or region’s landscape – driving the essential discourse needed for development and bringing key stakeholders together.

We identify future growth opportunities.

We leverage long- and short-range economic models to identify investment and growth opportunities in real estate and land use. Our diverse public and private sector client base use our analyses and forecasts to craft more prosperous, profitable, and equitable futures.

We recommend policies and interventions.

A long history of exclusionary policymaking has led to inequitable access to opportunity and growth across many urban centers. Beacon Economics helps its clients and partners advance strategic housing and land use policies that promote community resiliency, equity, and diversity. Today, as the cost of housing continues to increase, we shed light on the underlying drivers and on ways to mitigate the negative effects. Robust analysis is the first step; we then deliver innovative solutions and outcomes.

CLIENT: Downtown Long Beach Alliance

Beacon Economics developed and presented an independent analysis of future housing needs in the City of Long Beach through the year 2040. Our analysis projected housing needs based on a combination of demographic and industry data, our proprietary economic forecast models, and
the state of local housing stock. The final product gave city leaders a roadmap for its General Plan update and a foundation for future land use decisions.

CLIENT: Next 10

By synthesizing Regional Housing Needs Assessment (RHNA) performance data across income levels and jurisdictions, and “scoring” jurisdictions on their performance, this report shed light on areas of the state that are far behind, doing well, or need to consider changing their housing development targets to reflect true housing needs. The analysis powerfully illustrated the depth of California’s housing construction shortage.

CLIENT: City of Los Angeles Office of the Controller

This study assessed changes in the City of Los Angeles’ economy over the past 10 years and showed how these changes are shaping the local economic outlook. The analysis identified growing and shrinking industries in the City, illustrated how the changing economy is affecting specific neighborhoods, and analyzed the intersection between land use and economic development. Critically, the report included recommendations about how to best nurture the growth of emerging businesses.
